Q. What is the cost of a home inspection?
A. It depends on the location, age, and size of the home. Ranging from $300 for a condo/townhouse, to $475 for a standard 4 bedroom 2 1/2 bath, located in the Burlington, Gloucester, Camden County. However, each home is different, so call us to get an accurate price.
Q. What do you inspect?
A. We inspect according to the State of NJ Standards as well as the ASHI® Standards of Practice which includes: Structural, Exterior, Roof, Plumbing, Heating, Central Air Conditioning, Interiors, Insulation and Ventilation.
Q. Does the inspection include a termite inspection or certification?
A. As part of the ASHI® Standards, we inspect for evidence of termite or wood boring insects, infestation, and previous structural damage caused by infestation.
Q. How soon can I have the inspection done?
A. The inspection is normally scheduled as far in advance as possible and practical, but often it can be done within a few days, depending on our schedule.
Q. How long does the inspection take?
A. Approximately 2 to 3 hours (depends on condition)
Q. Do a get a check list or narrative report?
A. We issue a narrative-type report.
Q. How long before I see the written report?
A. A verbal report will be given to you at the time of the inspection, if you are present. The written report will be ready approximately 1 to 2 working days after the inspection.
Q. What kind of payment do you accept?
A. We accept personal checks, money orders, and cash.
Q. Can I walk around with the inspector?
A. Yes, We encourage you to accompany the inspector and ask questions.
Q. Are all the inspectors ASHI® certified?
A. Our inspectors are ASHI® certified, or equivalent. All of our inspectors are state licensed.
Q. How long have you been in business?
A. We have been in business over 15 years, and our inspectors have over 25 years of experience each in residential home inspections.
Q. Do you carry insurance?
A. We carry a full comprehensive general liability insurance policy for this work, as well as an errors and omissions policy on the technical work of the inspection itself.
Q. Are the inspectors licensed?
A. Yes, all are state licensed. Our chief inspector is a licensed Professional Engineer, as well as a licensed RCS/ICS/HHS Building Inspector in the state of New Jersey.
Q. Does the report include cost estimates?
A. We can include ranges of cost estimates, upon your request.
Q. Do you provide a guarantee or warranty on items inspected?
A. No; the only thing we do guarantee is that you will be satisfied with our report, with our inspection, and with our level of service rendered. 1 year guarantees can be purchased, if desired.
Q. What is Radon?
A. Radon is a naturally occurring radioactive gas that comes from the natural breakdown of uranium in soil, rock and water. Because it is a gas, it can be released into the air you breathe. It can become concentrated indoors, and when inhaled can cause damage to lung tissue that may eventually lead to lung cancer. The EPA recommends that all home buyers do a radon test because it's a Class A Carcinogen (and is the second leading cause of lung cancer)
Q. What is the cost of a radon test and what kind of test do you use?
A. We use a continuous monitor, which is a sophisticated, electronic instrument that collects data hourly and is equipped with tamper detectors. With the inspection, the fee is only $125.
